After years of pandemic-fueled bidding wars and record-low inventory, the Alamo City's housing market has shifted into a new chapter — one that's creating genuine opportunities for both buyers and sellers who know how to play it right.

Let's start with the data that matters:
Median Home Price: San Antonio's median home price has climbed to approximately $296,500, representing a 4.5% year-over-year increase. That's healthy, sustainable growth — not the unsustainable 15-20% spikes we saw during the pandemic years.
Inventory: Active listings have been growing for 28 consecutive months, with inventory up 7.9% year over year as of the latest data. This is a significant shift from the days when homes would sell before the sign hit the yard.
Pending Sales: Contract activity is up 4.2%, marking the highest level of pending sales we've seen recently. Buyers are actively engaging — they're just being more strategic about it.
Mortgage Rates: After peaking above 7.5% in late 2023, rates have gradually eased into the mid-6% range as of early 2026. While not as low as the pandemic-era 3% rates, today's rates are far more manageable than what we saw 18 months ago.
Days on Market: Homes are spending longer on the market compared to the frenzy years, giving buyers time to make informed decisions without the pressure of same-day multiple offers.
If you've been priced out or outbid in previous years, spring 2026 may be your best window in recent memory. Here's why:
More choices. With 28 months of inventory growth, you're no longer limited to a handful of options. Whether you're looking in Stone Oak, Alamo Heights, Helotes, or Schertz, there are more homes available than at any point since 2019.
Negotiating power is back. Sellers are no longer fielding 10 offers above asking price on day one. Today's buyers can negotiate on price, request repairs after inspection, and ask for closing cost contributions — leverage that was virtually nonexistent during the seller's market.
Rates are trending in the right direction. While mid-6% isn't the 3% of 2021, the trajectory is favorable. And here's something many buyers overlook: you can always refinance when rates drop further, but you can't go back in time to buy at today's prices if they continue to appreciate at 4-5% annually.
Spring is prime time. Historically, spring brings the most inventory to market as sellers prepare their homes for the busy season. The market has shifted, but that doesn't mean it's a bad time to sell. It means your strategy matters more than ever.
Price it right from day one. The days of listing high and waiting for a bidding war are over. Homes that are priced accurately based on current comparable sales are still moving — and moving well. Overpriced homes, on the other hand, are sitting and accumulating price reductions that can actually hurt your final sale price.
Presentation is everything. With more competition on the market, buyers have options. Professional staging, high-quality photography, and strategic marketing are no longer optional — they're essential to standing out.
Spring timing works in your favor. Buyer activity is ramping up right now. Listing in April or May positions your home in front of the largest pool of active buyers, including families looking to move before the school year starts.
The 4.5% appreciation is real money. If your home was worth $280,000 a year ago, it's likely worth around $292,600 today. That's over $12,000 in equity gained just by holding. For sellers who bought during the lower-price years, the returns are even more significant.
Not all neighborhoods are performing equally. Here are the areas I'm seeing the most activity:
Stone Oak & TPC Corridor: Strong demand from families. Median prices in the $380K-$480K range with good school ratings driving consistent interest.
Alamo Heights & Terrell Hills: Premium pricing ($550K-$750K+) but steady buyer interest from professionals and families who value walkability and top-tier schools.
Converse, Schertz & Cibolo: The value play. Median prices in the $275K-$375K range are attracting first-time buyers, military families from JBSA, and investors.
Helotes & Far West Side: Hill Country appeal with growing infrastructure. New construction and established neighborhoods both seeing activity.
Downtown & Southtown: Urban living demand continues. Condos and renovated homes in the $250K-$450K range appeal to young professionals and investors.
Here's my honest advice after working this market every day:
Buyers: Waiting for "the perfect time" is a losing strategy. Prices are still appreciating, and while rates may dip slightly, there's no guarantee of a dramatic drop. The combination of increased inventory, negotiating leverage, and stabilizing rates makes spring 2026 one of the most balanced buying opportunities in years.
